AUCTION TERMS AND CONDITIONS SALE LOCATION – Wysox Township building, Main Street Milledgeville just South of the tracks. SALE DATE –Wednesday, March 20th, 2019. Registration at 9:00 AM, Auction at 10:00 AM sharp. TERMS AND CONDITIONS OF SALE 1) Property will be sold “AS IS WHERE IS” to the highest bidder by public auction with no warranty provided. 2) Successful bidder will be required to enter into a standard real estate purchase contract immediately at the conclusion of the auction. 10% of the gross purchase price will be due immediately following the auction. Cashiers check or personal check accepted. The balance will be due at time of closing on or before April 29, 2019. Seller will grant possession for agricultural activities prior to closing if needed. 3)  Buyer will provide proof of general liability insurance naming seller as additional insured in the event possession is granted prior to closing. 4) The seller shall provide a title insurance policy in the amount of the purchase price of the property. 5) The estimated 2018 real estate taxes due, payable in 2019 will be credited by the seller to the buyer at time of closing.
